Fire Safety Requirements for Residential Properties

Safety Statement

AS1851 - The Maintenance of Fire Protection Systems and Equipment

  1.  Annual fire safety statements must be issued each year and include the inspection of the essential fire safety measures that apply to the residential building
  2. Supplementary fire statements are issued at more regular intervals as specified in the fire safety schedule for any critical measures

Fire Extinguisher

All extinguishers are required to be inspected at six monthly intervals with requirements including : 

  • Extinguishers to be emptied, pressure tested and refilled/replaced every five years 
  • These tests and the intervals in which they are refilled are to be recorded on a label or metal tag attached to the unit
  • Pressure gauge must indicate that the unit is within safe pressure limits and that the weight of the extinguisher has been maintained over its use

Fire Detection and Alarms Systems

Ideal position of smoke alarms within residential premises 

  • On the ceiling between living and sleeping areas
  • Avoiding fitting smoke alarms in or near your kitchen or bathroom 

Our professional team rigorously tests fire alarms to comply with safety regulations, ensuring 

  • Annual Battery Replacement: Mandatory battery replacement, free of charge
  • Battery Testing Assurance: Thorough testing verifies battery reliability, meeting fire safety standards 
  • Regulatory Adherence: Adherence to regulations for assurance of system reliability and safety
  • The minimum requirement of one smoke alarm per level of residential premises

The Fire and Rescue NSW research team recommends that residential buildings should include a fire alarm in every bedroom and living area.

Testing of Exit Signs and Emergency Lightings

To comply with AS2293, a qualified technician must regularly inspect and test the emergency exit signs and lighting. Routine services and maintenance tasks should occur on a 6-monthly and 12-monthly basis to comply with AS1581. 


Maintenance tasks include:

  • Power drop testing 
  • Inspection for damage or faults 
  • Matching replacement parts to compliance specifications 
  • Reviewing records to ensure any issues are resolved in a timely manner to avoid non-compliance 
  • Ensuring maximum luminescence

Locations of Exit signs include

  • Above Exit doors 
  • Top of staircases 
  • At any change of direction along the egress path

Fire Blankets

Fire blankets are located within areas such as a kitchen, where oils or fats are used.

Fire blankets require an inspection every 6 months, given that the blanket has not been used.

Fire Extinguisher Training

We provide fire extinguisher training to ensure your employees are equipped with the knowledge and skills to properly use fire extinguishers in case of a fire.
